INSPECTIONS
PRE-PURCHASE INSPECTIONS (AS 4349.3)
Pre-Purchase Timber Pest Inspections are carried out in accordance to AS 4349.3, technicians liaise with the purchaser and real estate agent to arrange an inspection before the cooling off period.
-
Interior and exterior areas are inspected to ensure that no termite activity is detected at the time of the inspection. The resulting report covers termites (white ants), borer activity, fungal decay, moisture to the building and ventilation as all of these could also lead to future termite attack.
At the completion of the Pre-Purchase Timber Pest Inspection a detailed report will be issued by email. We also take time to phone our clients to discuss matters in detail
Future visual termite Inspections are essential to maintain the susceptibility of your home. Twelve monthly inspections are recommended at a minimum, however, if one of our technicians assesses your home at being high/very high risk, three to six monthly inspections may be essential.
visual termite inspections (AS 3660.2)
If you don’t currently have a termite system in place, it’s expired or hasn’t been regularly monitored, your first port of call is a termite inspection.
-
This is a thorough inspection of the wall, floor and ceiling surfaces inside your home, an inspection of your roof space and sub floor if accessible. It also covers the outside area of your home including the garden area, where a termite colony could originate from.
After the inspection, you are provided with a comprehensive report detailing areas that are conducive to harbouring termites, areas that may have had previous termite activity and areas that have current active termites.
We list recommendations dependent on these findings so that you have the best information moving forward. This allows you to make plans to remedy any potential harborage areas, as well as fixing any previous termite damage.
If active termites are found, we will make a recommended course of action and provide you with a quote on your options moving forward.
monitoring systems
station installation
(Exterra Baiting System)
This is the IPS preferred monitoring and baiting system.
It is installed around the perimeter of your home at 3 metre spacings. Consisting of either in-ground or in-concrete stations housing several eucalypt timbers in each station as well as a CO2 attractant.
-
This only attracts termites already close to attacking your home, with a radius of 2m, it is designed so that each station has an overlap of 1m.
This means that, instead of attacking your home, termites choose to attack the timber in the stations. From there, we can monitor and treat the termites effectively.
-
This system is checked every 3 months by one of our experienced technicians for signs of termites. It is then renewed every 12 months in line with your yearly termite inspection of the home. This is to make sure no breaches have occurred due to any unforeseen circumstances.
Station servicing
(Quarterly Station Checks)
We can service your existing monitoring stations, as well as renew stations to supplier standards.
-
If termites are found in a station, they are treated on the spot.
Treatment is determined by the type of termite found at the time.
The technician will then book in a re-visit for 2 weeks time to check and reset any treated stations.
Costs of servicing stations vary, depending on the brand of stations used and recommended frequency of service visits.
-
Exterra is Integrated Pest Service's preferred brand and requires quarterly station checks. We can, however, help with the continuing maintenance of already installed systems under the following brands:
Trelona
Sentricon
Termatrix
Nemesis
treatment
BAITING
After finding termites, establishing their paths of travel and, hopefully their colony, we determine the best location of a baiting box.
-
To do this, we expose a section of the wall or timber that they’re using as a passage and we secure a specially designed bait box. In this we place a bait specifically designed to attract and eliminate termites. It is then closed securely and left undisturbed in the dark while they munch away, ending their own existence.
This is monitored over several weeks by one of our technicians and is topped up as needed until the colony collapses
DUSTING
This is done when access with a bait box isn’t possible or the conditions aren’t favourable for one. It is applied by a small hand held duster and applied with precision to locations termites are passing through.
-
As they pass through the chemical dust, it sticks to their bodies, spreading on contact to others in the colony until the colony can no longer support itself and it collapses.
CHEMICAL
A chemical solution is generally applied around the outside of the home to tree stumps or timber retaining walls containing termites.
-
The affected tree stumps or trees are drilled and flooded with the chemical solution, effectively eliminating that colony.
If the timber affected is a retaining wall, it is trenched from the backside and flooded with the solution so that the surrounding soil and timber is treated for termites.
perimeter chemical zone
DRILL AND INJECT
This option is popular for people who want peace of mind for several years to come and is applied to homes built on a slab foundation.
-
It is a one-off chemical treatment placed 20-40cm in the ground around the perimeter of the structure you are trying to protect and lasts for several years, determined by the type of chemical treatment chosen. Termites generally build their tunnels in the sweet spot 30cm down so they would encounter the chemical treatment and perish before they could get into your building.
To do this we drill 10mm holes, spaced 20cm apart and 15cm out from the base of the structure. Then the chemical is injected into every drilled hole 20cm down and soaks down about another 20cm beyond the injection point. The amount of chemical injected is determined by the type of chemical used, the soil type and any obstacles that are encountered on the day.
A certificate of application is then placed on the inside door of your electrical meter with an expiry date. This is how you can tell when the treatment will expire, so you can book in for re-treatment as well as notify others of the type of chemical used.
RETICULATION SYSTEM
This option is generally for slab foundation homes and is either installed at the time of a new build, during a renovation or installed on pre-existing homes.
-
It involves a trench being dug around the perimeter of the structure and porous pipes being laid down the entire length. It is then back filled with soil so the pipes are covered to ground level. The ends of the pipe are exposed at an access point, this is for a pest technician to hook up a connection to a pressurised chemical tank full of hundreds of litres of termiticide. This is then pumped through the system, giving you a full chemical perimeter treatment which can easily be replenished in several years time without further disruption to your home or its surroundings.
SUB FLOOR FLOODING
This treatment is used for homes that are raised off the ground.
-
Depending on how your home was built, we either enter from the side of the sub floor, or we have to cut hatches into your flooring for access. This is done with the utmost care so that it can later be re-fixed with very little notice. Once we have access, hundreds of litres of termiticide are sprayed under your flooring to soak into the ground underneath. This gives you protection from the termites popping up from under your floors without you realising. It lasts for several years and a respray can be done using the same access points.
